RESERVATION DEPOSITS: For reservations made a 50% deposit must be received at time of reservation.
FINAL PAYMENT: The FINAL payment must be received no later than 30 days prior to your reservation. We accept Visa, Mastercard, and Discover. If paying by credit card your card will be kept on file and charged automatically 30 days prior to your reservation. When the credit card is charged an updated reservation agreement will be emailed to you reflecting a zero balance for your reservation.

CANCELATION POLICY: Reservations deposits and final payments are non-refundable. Guests understand at time of booking they are reserving private homes/condos and bookings may not be canceled.
Unplanned events often arise altering travel plans. We recommend that all guests purchase Travel Insurance through a well-respected company, CSA Travel Protection. Contact us for details or check out their information at www.csatravelprotection.com.
Guests are responsible for all rental costs and any costs associated with collection efforts.
TRAVEL PROTECTION/TRIP CANCELATION INSURANCE: We recommend using CSA, Inc. (800) 554-9839 www.csatravelprotection.com for your trip cancelation insurance needs to protect your vacation investment against hurricane evacuations, injury, sickness, job loss, or death and other unforeseen covered circumstances, which could cause cancelation of confirmed reservation and forfeiture of payments.
GENERAL POLICIES:
CHECK IN: 4:00 PM, Keys or entry code will be given only if the entire balance is paid in full.
CHECK OUT: 10:00 AM Sharp, Keys are to be left on kitchen counter at rental property
NO LATE CHECK OUTS ARE AVAILABLE as cleaners must adhere to strict time schedule.
Guests are responsible for leaving the property in a reasonable condition for the cleaning crew. If cleaning exceeds 3 hours you will be charged a rate of $50/Hour to clean.
There should be 2 sets of sheets for each bed. It is possible that you may find one set in the dryer if there was not enough time to dry prior to your arrival. When doing laundry during your stay, please be sure to separate whites from colors. If you use the grill (if applicable) please be sure to clean it after each use, or there will be a grill cleaning charge on your security deposit. If the unit needs a deeper clean than normal, there may be an additional charge. If you would like to set up weekly or bi-weekly cleaning services, please call us at 207-553-9966.
Upon departure, please strip whatever beds were used and leave the bedding needing to be washed on top of the beds so the housekeepers know which ones to do. Used towels can be left on bathroom floor. Please do not leave anything in refrigerator – all trash should be disposed of before you leave as it is NOT INCLUDED in your departure cleaning. If the oven is used during your stay, the day before departure please use the self-cleaning option to clean. Please be sure to leave the physical keys on the kitchen counter (if applicable).
After your departure, the unit will be cleaned and inspected for damages. When we get all the utility and cable/internet bills in, after review that there are no overages, we will refund your security deposit (if applicable) within 30 days of departure.
HOUSE RULES are posted in each rental property. Please read and observe the rules. Should guest at any time violate any rules or fail to maintain a standard behavior consistent with the community, such as disorderly behavior, creating undue noise, nuisance of any kind, or engaging in illegal activities the guest shall be in default and owner or its management company reserves the right to demand immediate termination and eviction from property.
Occupancy and parking is limited and will be strictly enforced. If occupancy is exceeded you will be asked to vacate the property immediately with no refund. Subletting the property to other parties is prohibited.
WHAT TO BRING: Kitchens are stocked with standard items, including; pots, pans, silverware, dishes, toaster, and coffee maker. Other items, such as a blender or corkscrew may not be stocked and vary based on rental property.
Linen and Towels: Linens and shower towels are provided. Beach towels are not provided but may be purchased at an additional cost.
Shower towels are not permitted outside rental property.
Pillows, blankets, and bedspreads are supplied in all rental properties and beds are made prior to check in. Pullout sofa linens are stored in closet for your use if needed as pullout sofa beds are not made prior to check in.
Soap, laundry detergent, trash bags, paper towels, and toilet paper are not supplied. Please bring your own.
Washer and dryer are provided in all rental properties.
No Grills are provided or allowed on condominium balconies. Grills may be available at individual properties.
Cable TV (or satellite) is standard in all rental properties. Number of TVs vary in each rental property.
Wireless internet is standard in all rental properties.
NO PETS/ANIMALS OF ANY KIND ALLOWED except with prior written consent on rental contract and added security deposit.
Smoking is strictly prohibited inside or outside the property.

YOU ARE RESPONSIBLE FOR YOUR CHOICE OF RENTAL PROPERTY: It is important to realize that each rental property is individually owned and furnished. We do our best to accurately represent the property and the photos you see on the website are of the exact rental property you choose to rent, but the furnishings/decor vary based on owners tastes and we will not be responsible if you do not like your reserved rental property upon arrival. Apex Luxury Rentals is not able to make changes to furnishings without written consent from property owner. If you want to move to a different rental property you must pay for the second unit. The rent from the first rental property cannot be transferred to a second rental property. The rent for the first rental property will only be returned if it is re-rented to another party.
PROPERTY DELIVERY: In the event the property is unavailable to guest as a result of fire, mandatory evacuation, eminent domain, lack of electricity, water, or sewer, guest hereby agrees that the property owner or Apex Luxury Rentals' only liability is the full refund of all consideration previously tendered by guest. Guest expressly acknowledges that in no event shall property owner or Apex Luxury Rentals be held liable for any consequential or secondary damages. Guest shall not be entitled to any refund due to unfavorable weather, maintenance problems, area construction or early departure. Owner and Apex Luxury Rentals further reserves the right to enter the premises for purposes of repair and maintenance and to show the property to prospective renters subject to reasonable notice except in the case of an emergency.
INDEMNIFY: Guest agrees to release and indemnify property owner and/or Apex Luxury Rentals from and against liability for injury to the person or guest or to any member or guest of his/her household resulting from any cause whatsoever. Property owner or Apex Luxury Rentals shall not be liable for any loss due to any accidental damage to the personal property of guest. Guest agrees to make no claim for any such loss or damage at any time.
