How Do I Make a Reservation?

To make a reservation, please call our office at 207-553-9966 during normal business hours M-F 9:00AM - 6:00PM EST.  In addition, our secure online booking system is available 24 hours a day, 7 days a week at www.apexluxuryrentals.com. Once approved, the reservation is subject to all terms, conditions and policies.
 

What is your payment policy?
50% of the total balance is due at time of booking. The final payment will be due no less than 30 days prior to your arrival.

Can I pay the whole amount at once?    
Yes. Deposits are due at time of booking and final payments are due 30 days prior to arrival but can be paid in full at anytime.

Can I pay with a credit card over the phone or online?  
Yes we accept Visa, Mastercard, and Discover.

Who do I make my check payable to?

What if I need to cancel my reservation?
Payments are non refundable. Unplanned events often arise altering travel plans.  We recommend that all guests purchase Travel Insurance through a well-respected company, CSA Travel Protection.  Contact us for details or check out their information at www.csatravelprotection.com.

What if there is a storm and I can’t come?   
Travel protection insurance is available to purchase prior to balance payment and will cover you for a multitude of situations. Otherwise, deposits are non-refundable.

What are your check-in and check-out times?
CHECK-IN time for all houses, condos, cottages and apartments is 4:00PM.
CHECK-OUT time is 10:00AM. Each of our guests must agree to scheduled arrival and departure times.  We understand that you are anxious to begin your vacation and we are just as anxious to have that happen for you.  However, these timeframes are something that we must adhere to so that you are occupying a clean, refreshed property.  

How do I check in?
Check in instructions will be provided a few weeks prior to your arrival.

Are security deposits required?
For reservations greater than 6 months, a security deposit of one months rent is collected.
For reservations less than 6 months, guests are charged a $69 vacation rental damage protection fee in lieu of a security deposit.  If guest chooses not to pay the Security Damage Protection, we will collect a refundable security deposit that will be returned once check out occurs minus any damages.

VACATION RENTAL DAMAGE PROTECTION: This Vacation Rental Damage plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $5,000. Any damages that exceed $5,000 will be charged to the credit card on file. If you damage the real or personal property assigned to your rental accommodation during the trip, the Insurer will reimburse the lesser of the cost of repairs or the Actual Cash Value of the property, up to $5,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy (www.vacationrentalinsurance.com/g10vrd). The Vacation Rental Damage can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Apex Luxury Rentals any amount payable under the terms and conditions of the Vacation Rental Damage.



In what condition should I leave the property?
Although a cleaner comes before you arrive and after you leave to ensure the property is clean, you are responsible for leaving the property in the condition you received it in.  Please ensure all personal belongings, items from kitchen cabinets, refrigerator and all trash is removed. Please strip all beds of linens. Excess cleaning, if needed, will be billed at $50/Hour.

What about cleaning service?
Rental properties are cleaned before your arrival and after your departure. Daily cleaning service or interim cleaning is available at an additional charge.

Who supplies linens?
With very few exceptions, our rental properties are furnished with linens and shower towels for the beds and bath.

What if I run out of gas for an onsite grill?
Each gas grill has a propane tank. If you do need additional propane, the local hardware stores or grocery stores offer a swap-out program.

Do I need to bring paper towels, tin foil, etc.?
It is a good idea to bring everything you think you will need but sometimes these items are found in the property.

Is there a charge for extra keys?
We provide only two (2) sets of keys at check-in.  If keys are lost, there is a $25 key charge for each lost key.

What if I get locked out?
There will be a minimum $75.00 lock out fee charged. Know that we may not be immediately available so please do try to keep tabs on the keys.

What about occupancy limits and parking?
Apex Luxury Rentals has set and published occupancy and parking limits for every unit and strictly enforces these limits.    

What about house parties or noise complaints?
You certify that you have read carefully the limitations placed on the number of persons permitted to occupy the premises, and agree to abide by such limitations: if not, you will be asked to leave with no refund. Any complaints will be dealt with on an individual basis.  We do not rent to large groups of young adults or wedding parties as we have had too many issues related to damage and noise complaints.

Are pets allowed?
With prior approval a few of our properties consider pets although most of our rental properties do not allow pets. If pets are found in or on the rental property we reserve the right to cancel your reservation, forfeiting security deposit and occupancy of the rental unit plus a $1,000 charge.

Smoking
There is no smoking inside any rental property. Unauthorized smoking is grounds for eviction without refund and/or security deposit forfeiture.

What if the power goes out?   
There are occasional power outages. Central Maine Power works quickly to restore power whenever this happens. The outage information line is 800-696-1000.

What do I do if I want to come back next year?   
Please call or email us if you would like to book your stay for next season.

How can I find out about properties for sale at in the area?
We’d be happy to provide your with information on the local real estate scene. We have licensed real estate professionals available at Apex Real Estate Group LLC www.apexrealestategroupllc.com to assist with all your sales needs.

How can I find out about longer term rentals in the area?   
In addition to weekly summer rentals, we also offer longer term monthly rentals as well as year round rentals in Southern Maine.
